NOTICE OF TRUSTEE'S SALE 131 12th St NW, Pulaski, Virginia 24301 In execution of that certain deed of trust in the original principal amount of $84,506.00 dated October 9, 2009 and recorded among the land records of Pulaski County, Virginia, as Instrument Number 090004062 and subsequent modifications or re-recordings, if any, as amended by an instrument appointing the undersigned as Substituted Trustee, default having been made in the payment of the indebtedness thereby secured and having been requested to do so by the holder of the note evidencing the said indebtedness, the undersigned Substituted Trustee will offer for sale at public auction in front of the Pulaski County Circuit Court (VA), 45 Third Street, NW, Pulaski, Virginia, on: July 3, 2019 @ 10:30 AM The property described in said deed of trust located at the above street address, and more particularly described as: ALL THAT CERTAIN lot or parcel of land, with all improvements thereon and appurtenances thereunto belonging, situate, lying and being in the Town of Pulaski, Robinson Magisterial District of Pulaski County, Virginia, designated as described as follows: BEGINNING at a point on the south side of Twelfth Street, North 144 feet distant from the southeast intersection of Randolph Avenue and said Twelfth Street, North, and thence S 88 deg. 00` E along the south side of Twelfth Street 60 feet to a point which is the northwest corner of Lot 7 as shown on the plats hereafter referred to: thence S 3 deg. 30` E along the westerly boundary line of said Lot 7, 132 feet to a point in the north line of an alley; thence N 88 deg. 40` W along the northern line of said alley, 60 feet a point; thence N 3 deg. 30` W along the easterly boundary line of Lot 3 and Lot 1 shown on the plats hereinafter referred to. 133 feet to the point of BEGINNING, and being known and designated as Lot 5 in Block 11, as shown on a map of the Crowell Addition filed with a certificate of subdivision dated August 4, 1926, and recorded in the Circuit Court Clerk`s Office of Pulaski County, Virginia, in Deed Book 54, page 176; and also being shown on a certain plat entitled, "Physical Survey of Lot No. 5, map of Crowell Addition recorded in Deed Book 54, page 177, in the County Clerk`s Office of Pulaski, Pulaski County, Virginia and lying in said Town and County for James R. and Cleeta G. Mabe, " dated October 6, 1972, prepared by R. Lloyd Mathews, Registered Surveyor, Pulaski, Virginia, and recorded in the aforesaid Clerk`s Office in Deed Book 283, page 75. TAX MAP # 072-112-0011-0005/ Account # 10924 This conveyance is subject to any and all easements, rights-of-way, reservations, covenants, conditions and restrictions appearing of record in the aforesaid Clerk`s Office that may affect the property herein conveyed. TERMS OF SALE: Cash or certified funds. A non-refundable deposit of ten percent (10%) of the successful bid price, payable in cash or by certified or cashier's check to the undersigned will be required of the successful bidder at time of sale.
